How to read the four sections of a Polish land and mortgage register

A Polish land and mortgage register is organised into four main sections. Read all of them together and check pending references before drawing conclusions.

Section I: property and connected rights

Section I-O identifies the property. Section I-Sp records rights connected with ownership. Compare identifiers and area with the property you intend to investigate.

Sections II and III: ownership and burdens

Section II lists registered owners or holders of perpetual usufruct. Section III contains rights, claims and restrictions other than mortgages. Representation of a share must be read carefully.

Section IV and pending applications

Section IV concerns mortgages. A wzmianka indicates a pending application affecting the register; the visible entry may change after it is processed. For a transaction or dispute, obtain professional legal advice rather than relying on a casual screen check.

  • Correct register number
  • All four sections
  • Share fractions
  • Pending-application references

Common mistakes

  • Reading only the ownership section
