Support for your Polish WZ application
Planning position checked
We first check whether a local plan covers the site and what the municipality needs for your case.
Application organised
We organise the information and attachments you provide and prepare the administrative form in Polish.
Correspondence handled
With the appropriate authority to act for you, we submit the application and deal with the municipality’s letters.
Clear limits
Our role is administrative. We do not act as the project’s architect, engineer or legal adviser.
Start with a short enquiry
Tell us where the site is and what you plan to do. We review the route and send a proposal before any paid work.
How it works
You describe the project
Municipality, parcel number and cadastral district, the intended project and any existing plans, utility information or correspondence.
We check the route
We check the planning position and what the municipality needs, and tell you which attachments are missing.
You approve the proposal
Our proposal covers our work, the official costs and delivery where relevant. Nothing is charged before you approve it.
Application filed
We prepare and submit the administrative application and handle the correspondence. The municipality decides.
What to have ready
- The municipality, parcel number and cadastral district
- A description of the intended project and its main parameters
- Any existing plans, drawings, utility information or correspondence
- Your connection to the land
- Your deadline and contact details
Is a WZ application the right route?
A development-conditions decision is needed to change how land is developed where there is no local plan. Where a local plan applies, its provisions govern the site instead. The rules changed in 2026, so we check the position with the municipality before any paid work.
Local planning extract- 1
Is there a local plan?
If one covers the site, a planning extract may be what you need rather than a WZ application.
- 2
Is the general plan in force?
For applications filed from 1 September 2026, a decision can be issued only once the municipality’s general plan (plan ogólny) is in force.
- 3
Project information supplied
You or your chosen professional provide the technical parameters and drawings where needed.
- 4
Application filed
We prepare and submit the administrative application. The municipality considers it and decides.
What to know before you start
The points that most often shape a development-conditions application.
Who decides
The head of the municipality (wójt, burmistrz or city mayor) issues the decision after the required agreements with other bodies.
Conditions set by law
The law sets conditions, including a built-up neighbouring plot reached from the same public road, access to a public road and adequate utilities. Exceptions apply to some projects.
Infill areas
Under the rules introduced with general plans, most new buildings also need the site to lie in an infill development area (obszar uzupełnienia zabudowy) shown in that plan.
What the application contains
Applicant details, the site and project description, access to roads and utilities, building parameters, and a map attachment based on the base or cadastral map.
Not a building permit
A WZ decision is not a building permit. It gives no rights to the land and does not affect the ownership or rights of others.
Validity
Under the current rules a decision expires five years after it becomes final. Older decisions may follow transitional rules.
Before you order
Short answers to the questions we hear most often.
Do you prepare drawings or designs?
No. Technical drawings, designs, specialist reports and legal advice are outside this administrative service; for those, you instruct an appropriate professional.
Can you guarantee a decision?
No. The municipality considers the application and may request further material or consultations. We do not guarantee approval, a fixed decision date or permission to build.
Do I need to own the land?
Under the rules in force today, no: a decision can be issued to more than one applicant for the same site. From 1 January 2027 applicants will need the right to use the property for building purposes, confirmed by a statement.
What if a local plan covers the site?
Then the plan’s provisions apply and a WZ decision is not the route. See our local planning extract service.
How long does it take?
We give a case-specific estimate after reviewing the scope. The municipality sets the pace of the proceedings, including any consultations.
