Help obtaining your Polish local planning documents

  • Municipality identified

We identify the municipality and check the parcel details you give us before anything is requested.

  • Extract and map

We request the agreed written extract and map extract for the relevant part of the local plan.

  • Handled in English

We prepare the request in Polish and deal with the correspondence with the municipal office.

  • Scope agreed first

You receive a proposal covering our work and the official costs, and approve it before paid work begins.

Request a proposal

Start with a short enquiry

Tell us where the property is and what the documents are for. We review the route and send a proposal before any paid work.

How it works

  1. You describe the case

Property location, parcel details, your intended use and the recipient’s instructions. In English.

  2. We check the route

We identify the municipality and check whether a local plan covers the site. If none does, we explain the position before further work.

  3. You approve the proposal

Our proposal covers our work, the official costs and delivery where relevant. Nothing is charged before you approve it.

  4. Request and delivery

We submit the request for the agreed extract and map and arrange delivery, with an apostille or translation if agreed.

What to have ready

  • The municipality and, where available, the cadastral district and parcel number
  • The address or any documents that identify the property
  • What you plan or need the documents for
  • The recipient’s instructions, for example from a notary or adviser
  • Your deadline, contact details and the delivery address
What you receive

The written extract and the map

A local plan sets out planning provisions for the area it covers. The written extract and the map extract help identify the part of the plan that applies to your parcel.

Written provisions

Written extract

wypis z planu

The part of the plan’s text that relates to the requested parcel.

  • The designated use of the area
  • The planning provisions for that area
  • Read together with the map
Plan drawing

Map extract

wyrys z planu

The relevant part of the plan drawing for the requested parcel.

  • Where the parcel sits in the plan
  • The markings that apply to it
  • Not a cadastral map or survey

This is a different document from a cadastral extract or a land register extract.

Start with the planning position

Is the site covered by a local plan?

Not every area in Poland has a local plan. Where no plan applies, the municipality cannot issue an extract from one, and a different route may be relevant. We check this with the municipality first and agree the next step with you before additional work.

Extract and map

We request the written extract and map for your parcel from the municipal office.

No local plan

Another route

Depending on your purpose, other planning information or a development-conditions application may be relevant.

Good to know

What to know before you ask

The points that most often shape a planning document request.

Anyone can ask

Everyone has the right to inspect a local plan and to obtain extracts and maps from it. You do not need to give a reason.

Issued by the municipality

The request goes to the municipal or city office where the property is located. We identify the right office.

A paper document

Official guidance states that extracts and maps from a local plan are issued in paper form.

Timing

Official guidance gives from 7 days to a month for issue. Our checks, any apostille or translation, and postage add time; we confirm a schedule in the proposal.

Earlier plans

Extracts can also be requested from archived plans. Tell us if the recipient needs the plan in force on a particular date.

Not an approval

The extract shows what the plan says. It does not decide whether your proposed development will be approved.

FAQ

Before you order

Short answers to the questions we hear most often.

What if no local plan covers my property?

The municipality will tell you it cannot issue an extract. We explain the position and the realistic next step, for example help with a development-conditions application.

Do I need to own the property?

No. Everyone has the right to obtain extracts and maps from a local plan without giving a reason.

Will the extract tell me if I can build?

It shows the plan’s provisions for the area. It is not a building permit and does not determine whether a particular project will be approved.

Is this the same as a general plan extract?

No. This service covers the local plan. If the recipient asks for the municipality’s general plan (plan ogólny), tell us so that we can check the scope.

What does the price include?

We quote after reviewing your case. The quote includes our work and the official fees for the steps we handle. You approve it before paid work begins.

Need a sworn translation or extra copies?

Add Polish ↔ English, Polish ↔ German or Polish ↔ Spanish sworn translation to your request, by translators entered on Poland’s Ministry of Justice list. Select the number of document copies and certified translation copies in the order form; we confirm availability and a combined quote before payment.
